Parking Lot at The Lassiter

Sunday, June 15th, 2008 |

Here’s a picture of the space where The Lassiter at North Hills will be built (construction has not started yet and I’m not sure when it will). The Lassiter will house 49 premium condominiums ranging from $490,000 to $2.5 million. For a few months now, the area has basically turned into a parking lot for construction workers in the area. On Friday, I counted 56 cars there. Yes, I know this is breaking news…

Also FYI - the upscale home furniture store Porto has closed. The owners cite the poor economy as a major factor in deciding to close the stores (there was one at North Hills and one at Eastgate in Chapel Hill).

How has the economy affected your financial decisions?

Hyatt Summerfield Suites Renderings

Monday, June 9th, 2008 |

In case you missed it, Kane Realty recently announced that they’re bringing a Hyatt Summerfield Suites Hotel to North Hills (across the street from the current finished development).

If you’re curious about what this will look like, here’s some pictures to think about. Remember, they’re conceptual so this may not be exactly how things will look when they’re finished in 2010 or so. Click the pictures for larger versions.

In this first picture, the Hyatt Summerfield Suites is the building on the right. St. Alban’s is the first building on the left and The Cardinal (continuing care retirement community) is at the end of the green area at the far back of the picture.

????????

The second rendering shows the view from the reverse angle (coming from The Cardinal). The Hyatt Summerfield Suites is on the left. You can see that there will be retail spaces on the ground level in this building.

From both of these renderings, it looks like there will be exciting things going on in this area in the future. Thanks to Meghan at Capstrat for sending over these great renderings!

Two Story Harris Teeter at North Hills

Tuesday, June 3rd, 2008 |

Harris Teeter logoMany of you have already known this but Triangle Business Journal recently did an article that publicized the fact that a two-story Harris Teeter grocery store will be the main tenant in the future St. Albans building at North Hills East, the area that is still under construction across from the main North Hills development.

The new double-decker Harris Teeter will open in 2009 and occupy a 48,200 square-foot area in the new building. Unfortunately for Alexan residents who enjoy the quick walk to Harris Teeter now, the current store will close when the new one opens. It has not been determined (to my knowledge) what will occupy the space where the current Harris Teeter lives.

What do you think about having a two-story grocery store? Ever been to one? If so, what is it like?

North Hills Renaissance Hotel - Now vs. the Future

Friday, May 23rd, 2008 |

The 229-room Renaissance Hotel at North Hills is being built just over by Gold’s Gym and Natural Body (guests will have direct access to both). Opening in November 2008, the hotel will be a smoke-free facility and will be one of the more premium (if not the best) hotels in this area. Click here for a printable fact sheet about The Renaissance.

They’re making rapid progress on the construction of The Renaissance Hotel. It will be great to have somewhere nice where guests and business colleagues can stay when they come to visit this area, instead of having to put them up in a hotel by Crabtree Valley Mall.

See below for some pictures of how things look now, compared to a mock-up of what the hotel will look like when it is finished. Click through twice to see the largest size pictures.

Visit to the Ramblewood Condo Model

Tuesday, May 20th, 2008 |

Location of the Ramblewood Stacked Flats condo model

Yesterday (Monday) morning, I visited the sales model over at the new Ramblewood condominiums, or “the stacked flats” as they are commonly called. Ramblewood is part of Kane Realty’s plan for North Hills Raleigh, and this neighborhood is located about a minute or two away from the main North Hills shopping center. If you’re going south on Six Forks, you pass the exit for the Beltline on your right and then take the next right, and Ramblewood is on your left. The area includes the condos, town homes and larger “garden homes.” Most of the community is still under construction, though there is at least one of every type of unit that is open.

Check out the sections below for some facts about the condos, information about the Ramblewood area as a whole and some pictures from my visit.

Ramblewood Stacked Flats - The Facts

When all construction is complete (still TBD) there will be four separate stacked flat condo buildings in Ramblewood. The model that I visited was in one of the larger buildings, and it had 24 units total (three floors, eight units per floor). The stacked flats are all single level residences with two or three bedrooms. There are seven different floor plans available for these condos, which range in size from roughly 1,150 - 2,000 square feet. Each Unit includes:

  • 9-foot ceilings
  • Nice hardwood floors
  • KitchenAid appliances
  • Granite countertops (I think you can choose from 12 different types/colors)
  • Covered terraces
  • Kohler plumbing fixtures
  • Parking and storage rooms underneath the building

Of course there are more features, but these were the ones that I remembered. If you’re really interested in these stacked flat condos at Ramblewood call Anne Simons and Josie Reeves (919-833-5263) and make an appointment to visit the sales office. The office is open from 10am-6pm Monday through Saturday and on Sunday from 1pm-6pm.

More Ramblewood Information

I was impressed by the level of customization available for these condos and the plan for the Ramblewood area as a whole. Instead of just building a bunch of condos and homes and hoping people will buy them, Kane is really going to wait and see what people want and listen before building out the entire area. They’re also planning on varying the type and color of the brick that will be used in all the buildings while matching up the rooflines. They say this will ensure that nothing sticks out like an eyesore and the area will feel more authentic.

One thing I and others are concerned about is traffic due to all this building. While we will expand on this topic in a future article, I learned yesterday that when the Lantern Square Apartments are torn down as part of Phase 2 of Ramblewood’s development (timing is still TBD), the population density of the area is supposed to decrease, so traffic shouldn’t be much of an issue (at least in the Ramblewood area).

Has anyone else visited the condo model here? What did you think?

The Cardinal at North Hills Now Accepting Deposits

Friday, May 9th, 2008 |

The Cardinal at North Hills is an assisted living retirement community here at North Hills that is scheduled to open in 2008. In case you didn’t see the article in the N & O, they are now accepting deposits. Spots can be reserved with a 10% deposit.

While many developers in other areas are struggling to find financing, The Cardinal has reportedly closed all construction-related financing–a sign that this area continues to thrive and grow.

From the news release:

“For active adults considering retirement options, The Cardinal at North Hills will meet residents’ every want or need,” said John Kane, Kane CEO. “The Cardinal will combine world-renowned health and wellness services with a multi-generational community that gives residents choices, provides an active urban lifestyle, is close to home, and is located in a place where family and friends will like to visit.”

Through a relationship with Duke University Health System, residents will enjoy convenient access to world-class health care. The Cardinal’s Health and Wellness Center will include the Duke Center for Living, a model program with national and local recognition for excellence that will be managed by Duke. In addition, Duke physicians will serve as medical directors for The Cardinal’s on-site primary care clinic. Cardinal Health Care is also part of The Cardinal’s Health and Wellness Center and will offer assisted living, memory care and skilled nursing. These facilities will provide regular health screenings, a state-of-the-art fitness center, personalized assistance with scheduling hospital visits and educational seminars featuring Duke physicians.

“One of the most notable facts about The Cardinal is the partnerships that have been forged to make certain that it isn’t a typical retirement community,” said David Falk, Jr., co-CEO of Drucker & Falk. “We have a team that can cater to the people and preferences in our region and focuses on the continuum of care and integrated services for senior adults.”

One of the top 10 architecture and design firms in the world, Perkins Eastman, will serve as the community architect. Perkins Eastman will incorporate the latest design concepts to enhance an independent lifestyle for residents while connecting them to the wider community of North Hills. With more than 800 professionals and 10 locations, Perkins Eastman has received national recognition for its sensitivity to seniors and for providing affordable and creative solutions that bridge housing and health care.

The Cardinal will offer a variety of luxurious one- and two-bedroom floor plans ranging from approximately 900 to 2,500 square feet. Features include open kitchen designs and a private terrace for each residence. Floor plans will also offer sunrooms, study rooms, nine-foot ceilings, and high-end designer upgrade finishes such as hardwoods in all common areas and top-of-the-line appliances.

Clancy and Theys Construction Company, founded and headquartered in Raleigh, N.C., will serve as the general contractor and construction manager for The Cardinal.

The Lassiter at North Hills - Construction Delayed?

Tuesday, April 1st, 2008 |

WRAL recently published an article on their website that talks about how Raleigh’s growth has been hurt by the mortgage and credit crisis. While Raleigh hasn’t been hit nearly as hard as other places, lenders are still being less willing to give money to projects, even ones they had previously committed to.

The article mentions that there is a construction delay for the Lafayette Hotel in downtown Raleigh as well as “for a major condo project at North Hill.”

I’m guessing they mean The Lassiter…

Does anyone know for certain?

If it is The Lassiter are there any estimates about when the project will be finished now?
